Elite Test: Ten Assessment Criteria

Dear Sirs,
We will try to define what does it mean “real estate of high level of comfort” or how it is also called elite or Premium class real estate. For your convenience hereinafter we will use the term “elite real estate”.
In its sense elite real estate is unique. Even identical dwellings which are placed in different places are very hard to be compared. The objects, whose main feature is uniqueness, which are placed in a unique surrounding, can be united just in one class – “unique” and hardly can be somehow standardized internally. That is the main purpose and essence of today’s elite real estate.
I have to mention from the very beginning that it is almost impossible to create a more or less general and commonly excepted classification of real estate, due to the fact that any classification is going to be understood subjectively. However, still there are several criteria which might help you select the elite real estate from a general mass of appearing offers on the market:
  • First, and the most important criteria on my opinion, is location. An elite dwelling should be placed either in the historical center of the city or in an ecologically clean district (as much as it is possible – park area, for example). Also an important factor is the prestige of the district, the view from the window (preferably “to the water” or “greenery”), the concentration of people (preferably a quite place).
  • Ownership of a real estate in an elite dwelling is the indicator of status. Therefore it is usually purchased by people who find it important to live in a socially homogeneous surrounding. That is why, the second criteria compulsory for the elite real estate is common social environment. There should be a very strict selection of tenants in the really elite real estates. This selection is performed by the potential buyers of the elite apartment themselves, by choosing whom they want to live in one dwelling with. Evidently, such a selection is hardly possible in a dwelling with 100 apartments.
  • Proceeding from this, on the third place I would place such a criteria as “clubness”. According to the opinion of experts, in an ideal situation “a club house” – is the one where there are from 20 to 40 apartments. It is in a way, something like “a quite bay”, where a person can have a rest from the Big City.
  • The forth, most commonly accepted criteria – presence of an infrastructure of the dwelling. As for example, today majority of “the elite real estate” complexes in Russia also include in there composition, except apartments, sport gyms, restaurants, stores, hairdresser’s and other. The same tendency is starting to appear here as well. However, the “all inclusive” principle is very hard to agree with the club system we have mentioned above. Therefore, dear reader, I will let you decide yourself which of the two versions you like the most.
  • The individuality of the solution from the architectural point of view as well as decoration of halls and stare-ways and elevators, use of high-quality construction materials from leading producers while constructing, is the fifth criteria.
  • Characteristics of the apartment – is criteria number six. These will include the height of the ceilings (not less than 3 meters); square meters of the apartment (starting with 70 sq.m); possibility to re-plan the apartment according to the requirements of a certain buyer; availability of isolated rooms of a configuration close to a square and big kitchen.
  • We cannot forget about technical equipping of the building. Here we talk about good soundproof systems and modern noiseless elevators of leading producers, centralized ventilation and conditioning systems, autonomous water and heating system and telecommunication system. All the above mentioned is criteria number seven.
  • The eighth criteria – high level of security of tenants. We talking about twenty four hours guarding system with video noticing, fire-prevention systems.
  • The ninth criteria – existence of parking. There should be not less than two parking spaces per each apartment. Now let’s suppose that the owner of the apartment is sure regarding safety of his/her cars, however his/her guests have to leave their expensive cars somewhere on the other streets, fact that creates problems. Thus – usually very hard to fulfill, but necessary condition, existence of a parking for guests.
  • And finally, the last but not the least important criteria number ten – good conditions of the surrounding territories: court yard for children, green yard with landscape design, well-illuminated street and comfortable entrances.
  • You probably, have already noticed that we have been mostly talking about elite apartments. However, some of the above-mentioned, so called, standards also can be used while characterizing elite private house.
    I will fully agree if you are going to say that the above presented list of criteria is far from being complete. Moreover, the order they are presented in, probably, do not reflect the degree of importance of each of them for you personally. Here, I would like to leave space for your preferences, fantasies and taste. That is the main purpose of creating elite real estate – to satisfy them. And from how much sharper will be the feeling of this subjective factor by the developer so the most successful will it be in a long-term perspective.
